For estate owners & operators

Your estate, run from a record instead of a memory.

A significant property is an operation: dozens of systems, hundreds of pieces of equipment, a bench of trades and a calendar that never empties. Tidewater OS holds all of it in one private, permanent record — so the house is understood by the people responsible for it, not only by the one person who has always known.

Invitation only. Estates are onboarded deliberately, one at a time.

Every building
Main house, cottages, barns, docks — each recorded in full.
Every obligation
Seasonal, contractual and preventive, dated.
Every trade
Coverage, contacts and the work they have done.
Every answer
Kept, cited, and available to your staff.

What changes

The estate stops depending on who happens to remember.

Most fine homes are documented like a drawer: manuals in one place, invoices in an inbox, the alarm code in a phone, and a generator nobody has serviced since it was installed. The cost is rarely disorder — it is the failure you learn about late.

The estate, written down

The main house, the guest cottage, the barn, the dock — each with its zones, systems and equipment recorded by make, model, serial, install date and expected life. Not a folder of PDFs: a record you can ask questions of.

Nothing due goes unseen

Seasonal preparation, hurricane readiness, generator runs, filter changes, well and pool service — scheduled on the calendar, assigned to a person or vendor, and marked as history when done.

Your trades, in one place

The people you trust, which property they cover, how to reach them after hours, and whether licence and insurance still stand — alongside every visit and invoice they have logged.

Paperwork that files itself

Warranties, manuals, surveys, plats and invoices arrive by upload or by the estate's own email address. Details are extracted and proposed; a person approves before anything becomes fact.

Answers, not searching

"Where is the main water shutoff?" "When was the pool heater replaced?" Asked in plain English, answered from the record, with the source cited.

In hand on the grounds

Your staff carry a field version on their phone: scan a piece of equipment, photograph a condition, close a task, find an emergency shutoff one-handed.

When it earns its keep

Four evenings you would rather not have twice.

A pipe lets go at 11pm

The shutoff location, the plumber's after-hours line and the last service on that line are one tap away — for whoever is actually at the house.

Your estate manager retires

Twenty years of context stays with the estate instead of leaving in someone's head. A handoff pack, not a hallway conversation.

A quiet season becomes an expensive one

Useful life and replacement estimates turn the roof, the HVAC and the generator into a planned conversation years ahead of a failure.

You are asked what the house cost to run

Owner-ready reporting draws on recorded service, vendors and planning — not a spreadsheet rebuilt from memory each spring.

Who uses it

One record, read differently by everyone who touches the estate.

  • Owners and principals

A restrained summary: standing, what needs a decision, what the year ahead holds. No task lists unless you want them.

  • Estate and house managers

The working surface — obligations, inspections, vendors, documents and service history for every building.

  • Grounds and household staff

Field access on a phone, scoped to the property they are standing on and the work assigned to them.

How it starts

We build the record with you, in stages.

You are not handed an empty database. A property comes on in a guided sequence, and the platform is candid about how complete the record is at every point — so gaps are visible rather than assumed.

  1. 01

    Establish the estate

Buildings, zones, access and the people responsible for each.

  2. 02

    Load what exists

Systems, equipment, warranties, surveys and trades — much of it lifted from paperwork you already hold.

  3. 03

    Set the rhythm

Seasonal and preventive schedules, coverage dates, and the reporting you want to receive.

Discretion

A private household record, treated as one.

Everything about an estate is sensitive: where the safe is, who holds a key, which code opens which gate. The platform assumes that rather than accommodating it.

  • Isolated to your household

Records are scoped to your organization and enforced in the database itself, not only in the interface.

  • Access narrowed to the person

Staff and vendors see the properties and the sensitivity level appropriate to them — and nothing else.

  • A history that cannot be edited

Service and changes are appended, never rewritten, so the account of the estate stays trustworthy.

  • Documents held privately

Files are never served from open URLs; access is granted per request and sensitive material is gated by role.
